In summary, we search for a property meeting your criteria and requirements, doing all the research for you. We will
present several properties that we have short-listed for you. Using our expertise and full sales data, we evaluate the
property's value. We assist in all areas of the purchase right through to settlement. Once we have short-listed your
properties, we will assist you in buying the property.
This service commences with your completion of a comprehensive 'wish list' developed by ABAS.This wish list forms
the basis of a needs analysis which is developed for your individual circumstances and preferences.
This analysis allows ABAS to develop a set of criteria when investigating properties on your behalf.
The platinum service includes for the following:

| • We will search for properties meeting the criteria for the specified time period (up to 6 months) |
• We will short list properties meeting the criteria and provide a detailed report for each short listed property.

| • Meet with client to discuss properties. |
| • Arrange accompanied viewing and/or familiarisation of the area. |
| • Research property values in the area, including recent sales of comparable properties in the area. |
| • Negotiate the sale price and contract terms or attend auction and bid on your behalf. |
| • Refer and co-ordinate your choice of finance and conveyancing providers as required. |
• Pre-settlement inspection.

This agreement to be in force for six months.
A fee of 1.50% (GST inclusive) of the purchase price is paid on successful purchase only. The initial fee
of $2,200 is deducted from this amount. Our fee is 100% success based. No purchase. No fee. You will
still be liable for the registration fee.
