This option guarantees you will receive most accurate price estimate as our inspectors will come out to the property you have chosen to have assessed and do a full on-site inspection and rate the property on various criteria.
With this option you will be asked to complete some simple details about the property you wish to have assessed such as the address and selling agent. You will also be given the option to upload photos, floor plans, sales brochures or any supplementary information you have in regards to the property. This option includes a site visit.
Once we receive your application we will contact yourself or the real estate agent to organise access to the property to complete the inspection.
Once the inspection has been completed, your independent opinion report will be emailed to you in pdf format within 48-72 hours.
In total the Gold Package will include all of the following:

• ABAS Property Rating – This is an individual rating report available only to ABAS client’s. The individual report will assess the property within several criteria and will provide an individual rating for the property with a clear recommendation whether to buy the property and the buying range or whether to avoid the property.

• RP Data Individual Property Report – This report provides key information on a selected property. Where available the report contains previous reported sales for the selected property and surrounding area, area profile, area snapshot and area activity, cadastral map, aerial photo and property photo where available, capital growth graph and percentage change in median.

• Residex Individual property Report - This report provides recent sales data from similar properties and historic growth rates to provide the most thorough estimate of the value of your chosen property.

• Home Price Guide individual property Report - The Property Report is used by some of Australia's largest financial institutions and real estate agents to estimate the value of an individual property. The report provides you with current market price estimate, sales history and comparable sales.

• RP Data Detailed suburb profile - A general introductory description of the suburb. DEMOGRAPHICS: Household Income (%), Household Structure, Household Occupancy. HOUSE & UNIT STATISTICS: Median Prices (Past 10 Years); Capital Growth in Median Prices; Recent Median Sale Prices (Graphed); Recent Median Sale Prices. AREA MAP: with Points Of Interest such as schools, libraries, hospitals, police and fire stations are marked.

• RP Data Suburb sales history - The Suburb Sales History report provides you with the property sales details over the last 12 months within your selected suburb. Where available, this report contains street address*, sales price, sale date*, area m2 (where available) and land use (Vic) or zoning (other states) for the last 12 months.

• RP Data Street sales history - Property sales details in your selected street (up to 2 years in some states). Where available, this report includes street address*, sale price and date* and the area of the property. The report also includes a property sales summary which totals the properties sold and calculates a median, highest and lowest sale price in your street.

• RP Data On the market report – only available through ABAS. This lists out all the properties that are on the market within the last 6 weeks in the chosen suburb. We will also provide you with the advertising history so you can assess the level of discounting or price increases applied.

• RP Data On the market comparison report – only available through ABAS. This report shows the listing price of properties in comparison to the final sale price so you can assess the level of discount or escalation the property achieved when sold. The report also highlights the number of days the property has been on the market.

That’s a total of 9 property reports for a total investment
of $500 plus GST. Your completed property report will be emailed to you in pdf format
within 48-72 hours after the inspection has been completed.
